In Delft, with its vibrant student population and TU Delft campus, many temporary rental contracts expire after the end of a study year or expat project. According to article 7:271 of the Dutch Civil Code (BW), such a contract ends automatically on the agreed date, without notice. The landlord may not unilaterally extend without your consent. If you wish to remain in your Delft property, request extension in writing in a timely manner via email or registered letter. Otherwise, you risk eviction via the district court in The Hague. Important: during the term, you enjoy full rent protection, including the rent price ceiling checked by the Huurcommissie and the landlord's maintenance obligation, relevant for older properties around the Markt or Nieuwe Plantage.
In case of eviction, you are entitled to at least one month's notice period, unless otherwise agreed.
